CUSTOM HOME DESIGN PROCESS

Are you ready to design the home or remodel that you’ve been dreaming about? Melchin Residential Design is devoted to making that dream into a reality, and you’ll be involved the entire process. Our process is as follows:

  • Phase I: Initial Design Meeting
  • Phase II: Schematic/ Conceptual Design
  • Phase III: Design and Development
  • Phase IV: Construction Documents (Permit Plans)

We understand that drive-up curb appeal is of utmost importance for homeowners. We want every homeowner of a Melchin Residential Designed home to be filled with pride each and every time they or their guests arrive.

It bears repeating that our entire process rests upon your satisfaction – from the initial meeting to the final design sign-off, we aren’t content until you are 100% happy with the design.

SCHEMATIC/CONCEPTUAL DESIGN PHASE

This is the most important and lengthiest meeting we will have. We will take as much time as needed to listen and ask questions about all of the desired rooms and elements you would like to have incorporated into the design.

We would like to cover your entire wish list in this meeting. We also have an all encompassing design checklist which we use as a template covering items you may not be aware of.

Once the meeting is complete we will interpret all of the notes and client provided information as well as conducting a comprehensive review of the relevant codes, deed restrictions, and HOA requirements. A current survey of the property is required prior to starting the new design. We then create a conceptual floor plan design. This will include CAD generated floor plans with room sizes and total square footage, shown situated on your lot.

The plans will be sent to you for your review and comments. Multiple iterations may be required to satisfy the end goal vision you desire.

DESIGN AND DEVELOPMENT PHASE

Once the floor plans and front elevation are approved, a complete checkset will be developed. This set will include: Fully noted and dimensioned floor plans, roof plan, exterior elevations, electrical plan, general construction notes, door/ window schedules, typical details and site plan. Interior elevations provided upon request (additional fees apply). 3d rendered views available (inquire for estimated cost).
*Foundation and framing plans not included.
The checkset drawings will be submitted to you for your review. Any requested modifications will then be made.

CONSTRUCTION DOCUMENT PHASE

The drawings will be readied for bidding, permitting and building of the project. The plans will be sent to you for your final review. Once final approval and remaining balance is received, the plans will be released for builder, engineering, and permitting use.

*Additional modifications requested post final approval will be subject to an hourly design rate.
